What is Value Range Pricing?

Value Range Pricing (VRP) is a simple strategy designed to bridge the gap between the Seller's high opinion of value and Buyer's "low-ball" mentality. Thus, VRP opens the line of communication earlier than traditional fixed price listings, allowing the market to dictate the final sales price. Agents at RE/MAX Visalia have implemented a VRP program and are offering it to sellers with overwhelming response and enthusiam.

How Does Value Range Pricing Work?

With VRP, sellers promise to entertain any offers within a set price range. For example, in Value Range Pricing, a seller sets a price range (i.e., $235,000 to $275,000). This helps to attract more buyers—since a home set in a range will appeal to buyers looking in several different ranges. Say a buyer tells their agent that their max is $270,000. The Buyer's agent would search for homes up to $270,000 and completely miss out on looking at a home if it were priced using fixed pricing set at $275,000. Since many sellers prefer to list their property for a bit higher than they would actually be willing to accept, VRP opens the doors to more interested parties, more offers, and gets negotiations started.

What Are the Benefits?

As one real estate agent has said, "Buyers generally start too low on what they think they'll pay for a home ... and sellers usually start too high on what they think they should get for their home. So you have a divide that needs to be bridged and the value range pricing does a pretty good job of bridging that divide."
